For Sellers
Sell your property on terms that work for you
When a traditional sale isn't the right fit, creative deal structuring can open other options. We serve sellers nationwide with single-family homes, multifamily, RV parks, and land.
The Process
How it works for sellers
- 1
Reach out
Tell us about your property and your situation using our contact form or by email. Share as much or as little as you're comfortable with: property type, location, condition, and what you hope to accomplish.
- 2
We listen
We take time to understand your goals. That might be timing, steady monthly income, relief from a mortgage payment, getting a fair price, or simply a smooth transition. Your goals shape everything that follows.
- 3
Review options
We explain possible structures in plain language, such as owner-financed (seller-carry) transactions, subject-to, lease options, or blended seller terms. We'll talk through how each one works, along with its trade-offs. There's no pressure, and "no" is always an acceptable answer.
- 4
Close with confidence
If we agree on terms, everything is put in writing and closed through a title company or real estate attorney. We encourage you to have your own attorney and tax advisor review the agreement before you sign.
Situations where creative terms may help
- You want to sell but would prefer payments over time instead of a lump sum
- Your property needs work or doesn't qualify easily for conventional buyers
- You have little equity and a traditional sale wouldn't cover your costs
- You're relocating, retiring, or managing an inherited property
- You own a specialty property, like an RV park or raw land, that's harder to sell conventionally
- You're a tired landlord ready to step away from a rental or multifamily property
Helpful to have ready
- Property address and type
- Approximate mortgage balance and monthly payment (if any)
- Your ideal timeline
- What matters most to you: price, terms, speed, or income
- Any known repairs or issues
- Questions or concerns you'd like answered
Our commitment to sellers
We believe every deal should be done with integrity. That means clear explanations, honest answers, written agreements, and respect for your decision. We aren't a bank, lender, or mortgage broker, and we don't give legal or tax advice, so we always encourage you to involve your own trusted professionals.
